Just a little tidbit about our neighbor North Caicos........November 2015
Three Mary Cays, North Caicos…........Power has arrived!
Three Mary Cays is one of the most famous beachfront areas
in Turks & Caicos Islands, with three small island nestled just off the
shore. Great snorkeling, swimming, and beach walking await, with
incredible privacy. The isolated location on the north shore of
North Caicos is what makes make this beach a fabulous escape – and a fabulous
property investment.
For almost twenty years, lots have been sold at Three Mary
Cays, access roads improved and internal roadways completed – but no buildings
on site. With the arrival of underground power to the subdivision, one of the
major obstacles to construction has finally been lifted away. During 2014/15 a
cosy sturdy beachfront cottage was built: two bedrooms, 2 bathrooms, open
Kitchen/DR/LR facing the ocean and a front deck stepping down ono the beach!
Full congratulations to the pioneers, both owners and contractors, who
accomplished this feat – and opened the path for others.
Lots for sale range price from $350,000 for one acre
beachfront, $ 150,000 for one acre second tier off the beach, to $35,000 for one acre on the road with the
beach just a few minutes walk along dedicated beach access lanes. These are
very good prices, and investment in a beautiful beachfront subdivision provides
great long term security. Of course in Turks & Caicos Islands, no annual
property tax is payable, only a one time transfer tax when the land is
purchased!
North Caicos is a large and tranquil island in the Turks & Caicos, known as the “garden island, for its farms, rich soil deposits and extensive underground water supply. With a local population of roughly 1800 folk, the island boats five supermarkets, car parts/repair garage, water plant, wholesale/ retail hardware, construction supplies and liquor stores, 7 restaurants, five car rental companies, four gas stations, and 11 churches! Partnered now by the causeway link with Middle Caicos, this island is a steadily driving engine moving both islands forward into a sustainable future. Middle Caicos is more remote, with only 250 folk but presents a truly rewarding adventure for the brave! This year has seen a major surge in construction across North and Middle Caicos, private homes, roadworks, and small resort development all underway. The building process, materials access and workforce availability has never been better.
Specifically for Three Mary Cays the most critical factor is that power is now
available underground throughout the Three Mary cays subdivision to the lot
boundaries for site transformers and service hook ups. This simple fact immediately increases the
property values by making it so uch easier for new owners to build! Road access from Whitby has been upgraded by
government and two secondary access routes are open. The upgrade to the
causeway linking the two islands is another very positive factor moving real
estate values higher as those seeking a peaceful Caribbean destination slowly
arrive.
Location, location, location is the golden rule of real
estate, and Three Mary Cays, North Caicos in the Turks & Caicos Islands offers a
spectacular location to the astute investor. Please contact us for more details

DATELINE : September 2015
Forbes, Forbes & Forbes, Ltd. is a small boutique realty brokerage, providing personal and highly focused property development, acquisition or research services to buyers or sellers of property on Middle Caicos, North Caicos, Salt Cay and Pine Cay. This brokerage took a strategic decision in 2005 not to be involved with mega projects, condominium developments or main resort areas in Providenciales. In 2012, we pioneered the “Go Beyond Provo” campaign to promote property investment on other islands in Turks & Caicos, championing the special and unique features offered by each island.
Middle Caicos, North Caicos, Salt Cay and Pine Cay all have a very low population base, pristine indigenous environments and exquisite beaches. With highly qualified agents living on all the islands we serve, the knowledge base available to our clients is unsurpassed, bringing all their experience and familiarity to every project!

North and Middle Caicos are large by TCI standards but sparsely populated. The causeway connecting the two islands has brought a revolution to all by opening the door to much more communication and travel between the islands for work and pleasure. Both North Caicos has a small expat community base and over 400 rental beds available in season and roughly 2000 inhabitants year round spread throughout 5 village areas. Middle Caicos has only about 250 people, three small villages and a few ex-pat homes with about 70 tourist beds available in season. On both islands considerable land is still tied up as “Generational Property” and this is another specialization of Forbes, Forbes & Forbes Ltd. – finding all the relevant heirs and shepherding the property through the legal process to bring current ownership forward is an fine art, and this firm has become expert in it.

Salt Cay has a charming slogan : The island time forgot! With only 70-80 inhabitants it is a sleepy and tranquil island with can be circumnavigated in 3 hrs on foot. The harbor is a main feature, as your boat is safe and you are out fishing, whale watching or scuba diving in moments from the shore. Indeed, the whale watching and scuba diving available here are world class! Donkeys wander about freely, leftover from the days of pulling salt carts and winding the salina gates up & down ...

Pine Cay is perhaps the most unique real estate opportunity in the country. It is a well established private island owned by the 36 members, strictly limited in terms of further development to maintain its beautiful shoreline, beaches and landscape. The members jointly own The Meridian Club Hotel, a 4500 ft airstrip, marina, staff quarters and 600 acres of common green space. For the private island community of Pine Cay, the company created a new realty service exclusive to Pine Cay, developing a dedicated website to reach appropriate new members, and now discreetly markets available properties while maintaining the privacy so important to its members.
Both vacant land parcels and homes are currently listed with Forbes, Forbes & Forbes, Ltd., on each island. Come soon to visit North Caicos, Middle Caicos, Salt Cay and Pine Cay.
In addition to property sales Forbes & Forbes, Ltd. also handles land claim research, property development logistics, rental property management and more.
